Buying a Home?
Congratulations! You have chosen a great time to purchase a home! With mortgage interest rates at near historic lows this makes it an ideal time to buy. You will realize that home ownership offers a number of benefits including building equity and creating an environment catered to your family. When you own your own home, your dollars contribute to your mortgage. The equity you earn is yours, and because you bought at the right time, eventually your house will increase in value.

Buying a home is a very important step in one's life and if you choose me as a realtor I will help you find the home of your dreams by taking the time to listen carefully and understand your desires and needs. Once I know what you want, I will work diligently to find the right home for you.
 

As Your Agent, I will:
  • Guide you through the entire home buying process, from getting financing to closing.
  • Assure that you see all the properties in the area you choose that meet your criteria.
  • Submit offers and make sure all the required documents are included.
  • Negotiate offers with sellers or sellers agent, to ensure you don't pay more than you should for your new home and avoid costly mistakes.
  • Set up home inspection. I highly recommend a home inspection to all buyers, to find and possibly eliminate any defects that may prove costly after closing. I attend all inspections with the buyers from start to finish.
  • Make sure the Mortgage & Title companies receive all the necessary purchase documents.
  • Keep sellers or sellers agent informed on closing progress
  • Check all closing documents for errors and review them with you prior to closing
  • Set up and attend final walk through of the property before closing making sure nothing has been damaged or removed.
  • Attend closing.
The best part in having me working as your buyers agent is that you get all my services and loyalty practically free because the seller pays the broker commision.  

Before you start looking for your home:
  • Check you credit rating and correct any errors.
  • Determine a comfortable monthly mortgage payment which should include. property taxes, homeowners insurance and PMI (if putting less than 20% down).
  • Find a Mortgage program that fits your needs.
  • Find a reputable and qualified mortgage person and get pre-approved. This way you know what price range you need to be looking in. A good mortgage specialist should be able to assist you with all the above bullet points. If you don't know of any, please contact me and I will give you the names and numbers of  qualified mortgage people I have worked with in the past.
  • Choose a Realtor like me that you can trust and understands your needs.
  • Determine the areas you would like to live in.
  • List the important features you would like your new home to have. For example, do you want 3 bedrooms? How about a basement? Is a garage important to you?

Closing Costs to expect:

  • Lender fees like loan processing, underwritting and establishing an escrow account.
  • Third party fees such as insurance and title search.
  • Government fees (of course!) Include state and local taxes and deed recording fee.
  • Escrow and interest fee. Include homeowner insurance, which is paid in advance,real estate taxes and PMI (if necessary).
